Handling an inheritance in Valencia and across Spain, for 1% of the estate

If a family member has died, Concordia handles the whole file, wherever in Spain the assets are, from the first certificate to the last registered deed. Our fee is 1% of the estate, with a fixed written quote before we start. We work from our office at C/ del Miracle 15 (Ciutat Vella) or fully online, in English and French, ideal if you live abroad.

What is included

A complete service. The heirs sign; we do the rest:

  • Death, last-will and life-insurance certificates, and an authorised copy of the will (or a notarial declaration of heirs if there is none)
  • Tax ID (NIF) for the estate, a bank account in its name and requests to the banks for balances at the date of death
  • NIE numbers for foreign heirs and powers of attorney signed abroad, when needed
  • Inventory and valuation of every asset: property, accounts, funds, vehicles, debts and previous gifts
  • Inheritance tax (model 650) and municipal capital-gains tax (plusvalía) for each heir
  • Partition and distribution, deed of acceptance before a notary, land-registry filing and changes of ownership

How much it costs

Our fee is 1% of the estate: on an estate of €220,000, that is €2,200. In Spain it is common to pay between 2% and 10%, often without knowing until the work has started. Notary and land-registry fees (regulated), the inheritance taxes themselves and, if needed, valuers are paid separately. We estimate all of it in writing before we start.

Deadlines that start on the day of death

  • Certificate of last wills: available 15 working days after the death
  • Inheritance tax: 6 months; a further 6-month extension can be requested, but only within the first 5
  • Municipal capital-gains tax: 6 months, extendable up to one year if requested in time
  • Late filing brings surcharges and interest, even when regional reliefs make the tax itself small

Do I need a lawyer?

Not if the heirs agree. No step of an uncontested inheritance requires a lawyer in Spain: the declaration of heirs, the taxes and the deeds are all handled through a notary and the tax office. Concordia is a tax and estate planning firm, not a law firm. If the case ends up in court, we put you in touch with lawyers we work with and keep handling the tax side.

Where we work

Valencia city and its metropolitan area, Alicante and Castellón, and the rest of Spain online. Many of our clients live in the UK, France or elsewhere and never need to travel.

FAQ

How long does it take?

If the heirs agree and the documents arrive on time, usually between 3 and 6 months. Disagreement between heirs and slow banks are what delay an inheritance most.

Does the 1% include taxes and notary fees?

No. The 1% is our fee. Inheritance taxes, notary, land registry and valuers are paid separately, and we estimate them in writing before we start.

Do I have to travel to Spain?

No. Everything can be done online. The notarial signature can be done with a power of attorney signed in your country.

Do you speak English?

Yes, we work in Spanish, English and French.
