## What we solve

One advisory firm to organise your family's assets and taxes in Spain: from the will to the final tax filing.

### Inheritance administration

End-to-end handling: certificates, inventory, distribution, notarial deed, inheritance tax and municipal capital-gains tax. You sign; we take care of the rest.

### Spanish inheritance tax

Filing and legal optimisation of inheritance tax in any Spanish region: allowances, regional reliefs and deadlines under control.

### Lifetime gifts

Gift now or inherit later? We run the numbers on both routes and choose the most efficient one for your family.

### Wills and estate planning

A well-drafted will prevents conflict and saves your family tax. We prepare it with you, organise your assets (property, savings, business) and arrange the signing before a notary.

### Family business succession

Family protocol, business succession and the tax advantages of a well-planned handover.

### Cross-border inheritance

Estates with an international element: non-residents, assets in several countries, the European Certificate of Succession and tax treaties.

These packs are for lifetime planning and fixed-price for the scope described. Handling an inheritance once a death has occurred is a separate service, quoted on the estate. Every engagement is confirmed with an individual written quote.

## Full handling of the inheritance

*A relative has passed away*

If the death has already occurred, we take care of the whole inheritance from start to finish. Where the will provides for it, we act as executor and estate-divider (albacea contador partidor): we organise, value, file the taxes and distribute, so you don't have to fight with banks, the tax office or the family split.

**1% of the estate** (executor and estate-divider fees · fixed written quote before we start)

### First actions after the death

- Death, last-will and insurance certificates, and an authorised copy of the will
- Tax ID of the estate and opening of a bank account in its name
- Requests to the banks for balances and positions at the date of death
- Taking possession and preserving the estate (insurance, utilities, alarms and safekeeping of keys)
- Notices to tenants and communities, with continuity in rent collection

### Inventory, valuation and taxes

- Inventory and valuation of the estate and of the usufruct (we coordinate appraisers; their fees are separate)
- Filing of inheritance tax and municipal capital-gains tax for each heir
- Extensions, deferrals and instalments where applicable
- Defence of household goods and in value assessments, with the necessary appeals and claims
- Calculation of forced shares and imputation of lifetime gifts received

### Partition and allotment

- Family mediation to agree on the distribution
- Partition deed, formation of lots and interpretation of the will
- Cash payment of the forced share (arts. 841 and 1,056 of the Civil Code) and usufruct compensation
- Partition, allotment and legacy-delivery deeds, with land-registry filing
- Sale of assets to cover debts, taxes and legacies when necessary

The 1% is calculated on the estate and confirmed with an individual written quote. Notary, registry, the taxes themselves and the fees of appraisers and other external professionals are separate.

## How we work

A clear process from start to finish. You always know which stage your case is at, what is missing and who holds the ball.

1. **Tell us about your case.** By WhatsApp, phone or email. We tell you whether we can help and which documents we will need.
2. **Roadmap and quote.** We study your situation and hand you a roadmap with a fixed fee. The first consultation is free.
3. **Execution with tracking.** We work the case while you follow it in real time in the client portal: stages, documents and next steps.
4. **Closing & taxes.** We file the tax returns, register what needs registering and hand you the complete, organised file.

Concordia is a tax and estate planning firm with an office in Valencia and clients all over Spain. Training in Law and Economics, and a simple method: understand your case, do the maths before anything is signed, and keep you posted on your file at all times.

- **Law and Economics.** Every case is looked at from the legal and the tax side, which in an inheritance cannot be separated.
- **Tax first.** Every decision is calculated before it is signed. The difference between planning and regretting runs into thousands of euros.
- **Spanish, French and English.** We work with Spanish families and with foreign families who own assets in Spain.

## Frequently asked questions

### How much does it cost to handle an inheritance in Spain?

For planning while alive we work with fixed-price packs: Basic will €500, Complete will €900 (most popular) and Complete estate plan €2,490, always with a written quote before we start. If the death has already occurred, handling the whole inheritance costs 1% of the estate, with a fixed written quote before we start. Notary, registry, the taxes themselves and the fees of appraisers and other external professionals are separate.

### How much inheritance tax will I pay in Spain?

It depends on the region where the deceased lived, the kinship and the value inherited. In many regions parents, children and spouses pay very little thanks to allowances and reliefs; siblings, nephews and non-relatives pay considerably more. In the initial consultation we calculate your exact case before you make any decision.

### What is the deadline for Spanish inheritance tax?

As a general rule, 6 months from the death, extendable if requested in time. Missing it means surcharges and interest, so it pays to start early.

### What happens if there is no will?

The law decides who inherits and a notarial declaration of heirs is required, adding time and cost. It can still be processed, and we handle the whole procedure.

### Can I legally pay less inheritance tax?

Yes. Planning while alive (an efficient will, staged gifts, succession agreements where applicable, family-business relief) lets you use the allowances the law already provides. No tricks: just planning done in time.

### I'm a foreigner with assets in Spain. Can you help?

Yes, it is one of our specialities: cross-border estates, non-residents, the European Certificate of Succession and coordination with your home country. We work in English and French.

### Do you work online?

Yes, the whole process can be done online from anywhere in Spain or abroad: video calls, notary signing coordinated for you and a client portal to track your case. In person at our office in Valencia.
